Sign Company in Missouri City, TX

Sign Company in Missouri City, TX

Missouri City is one of the few cities in the Houston area that actively enforces what goes in your storefront windows — and one where the sign permit is deliberately separate from your building permit. Both of those catch business owners off guard, usually right when they’re trying to open. At UNI Signs we design, fabricate, permit and install custom business signs for Missouri City companies, backed by 10+ years of experience and 140+ five-star Google reviews.

Signs for the Show Me City

Missouri City spans Fort Bend County and a slice of Harris, and its commercial life runs along a handful of arteries: Highway 6, Texas Parkway, FM 1092 (Murphy Road), Sienna Parkway and the Fort Bend Parkway Toll Road. That’s where the retail centers, medical offices and restaurants that serve the city’s neighborhoods sit.

And the neighborhoods are the engine. Sienna has been one of the top-selling master-planned communities in the country for years. Add Riverstone, Lake Olympia, Quail Valley, Vicksburg, Colony Lakes and Parks Edge, and you have tens of thousands of households looking for the businesses that serve them. Your sign is how they find you.

Every Sign Your Missouri City Business Needs

We’re a full-service, one-stop sign company — design, permits, fabrication and installation all handled in-house:

Three Things Missouri City Does Differently

Sign rules here live in Section 13 of the Zoning Ordinance (Appendix A of the City Code). Three provisions cause most of the problems we see.

1. Your sign permit is not part of your building permit

The city is explicit about this: signs are not included as part of a building permit — a separate sign permit is required. If you’re building out a space and assuming your general contractor’s permit covers the storefront sign, it doesn’t. That assumption is how businesses end up opening with a blank fascia, or with a sign installed that has no permit behind it.

2. Your windows are regulated, and the city enforces it

Missouri City runs an active window sign ordinance enforcement program through its Neighborhood Services Department, and it applies to every commercial business in the city. Two details matter:

  • Temporary signs, posters and decals count toward your total window coverage. The sale poster, the seasonal decal, the hours vinyl, the “we deliver” sticker — it all counts together.
  • Failure to correct a violation can lead to citations under the City Code. This isn’t a rule that sits unused.

Most sign companies will happily cover your glass and let you discover the limit from a code officer. We calculate the coverage as part of the design, so your window graphics are an asset instead of a citation.

3. Banners are on a 60-day annual clock

Banners are allowed at any one location for no more than 60 days per year. A grand opening banner may be displayed for no more than 14 days — and those days count toward the same 60.

That changes how you should plan a launch. If you burn 14 days on a grand opening banner and another few weeks on a promotion, you’ve spent most of your annual allowance before your permanent sign is even up. The better sequence is to get the permanent sign moving first and use the banner as a bridge, not as a strategy.

Also prohibited: inflatable signs, human signage (costumed sign spinners and handheld signs) and home occupation signs. If a marketing plan depends on any of those in Missouri City, it needs rethinking.

Is Your Address Actually in Missouri City?

This trips people up constantly here, and Sienna is the clearest example: parts of it sit inside Missouri City limits while other parts are in unincorporated Fort Bend County or the city’s ETJ. Same community, same mailing address, different permit office and different rules.

The jurisdiction determines everything downstream — who reviews your drawings, what you’re allowed to build, how long it takes. We confirm it before design starts, at no cost, as part of every quote. If your parcel turns out to be in unincorporated county or inside another city, we handle that process too.

City of Missouri City permitting operates out of 1522 Texas Parkway, and we file there as part of our normal workflow — our clients don’t stand in line.

Ordinance provisions and fees change. We verify the current Section 13 requirements for your specific address with the city before design begins.

Frequently Asked Questions

Does my building permit cover my sign in Missouri City?

No. In Missouri City, signs are not included as part of a building permit — a separate sign permit is required. This is one of the most common and most costly assumptions in a new build-out.

How long can I keep a banner up in Missouri City?

Banners are allowed at any one location for no more than 60 days per year. A grand opening banner may be displayed for up to 14 days, and those days count toward the same 60-day annual total.

Are window signs regulated in Missouri City?

Yes. The window sign ordinance applies to all commercial businesses in the city, and temporary signs, posters and decals visible from outside count toward your total window coverage. Neighborhood Services enforces it, and uncorrected violations can result in citations.

What sign types are prohibited?

Inflatable signs, human signage such as costumed sign spinners and handheld signs, and home occupation signs are prohibited.

Is Sienna inside Missouri City?

Partly. Some of Sienna sits inside Missouri City limits and some is in unincorporated Fort Bend County or the city’s ETJ, which means a different permit office and different rules depending on your exact parcel. We confirm this before anything else.

How much does a business sign cost in Missouri City?

Illuminated channel letter storefront signs typically run $3,000 to $8,000; monument signs, window vinyl and other options vary. Permit fees are separate. We provide free, itemized quotes with financing-friendly options for new businesses.

How fast can you get my sign made and installed?

Typical fabrication is 3–4 weeks after design approval, plus city permit review time. We run the permit in parallel with fabrication so your sign goes up as fast as possible — which matters if you have a hard opening date.

Are you actually located in Missouri City?

Our showroom is in Katy and we work across Fort Bend County every week. You get a real local team you can visit in person — not an out-of-town franchise.
