Sign Company in Stafford, TX
Stafford is a working city. Along the Southwest Freeway, down Main Street and through the business parks off Kirkwood and Murphy Road sits one of the densest concentrations of businesses in Fort Bend County — machine shops, distributors, medical offices, contractors, flex-space tenants, and the showrooms that serve them. Most of them are found by a customer who is already driving, already late, and looking for a sign.
UNI Signs designs, fabricates, permits and installs custom business signs for Stafford companies — backed by 10+ years of work across Fort Bend and West Houston and 140+ five-star Google reviews.
A City Built for Business
Stafford’s commercial base runs along a few corridors that do most of the work: US-59 / the Southwest Freeway, US-90A (Main Street), Kirkwood Road, Murphy Road (FM 1092) and Stafford Run. Around them sit the business parks and flex buildings that give the city its character, plus the Stafford Centre and the retail around it.
That mix changes what a sign has to do here. In a retail center, a sign competes for attention. In a Stafford business park, a sign has to be found — by a delivery driver, a client who has never been to your building, a technician looking for suite 140 at seven in the morning. Those are different design problems, and we build for both:
- Building and tenant signage that reads from the freeway feeder
- Monument signs at business park and complex entrances
- Directory and suite signs that get people to the right door
- ADA-compliant interior and wayfinding signage
- Fleet lettering and wraps for contractors and service companies

How Sign Permits Work in Stafford
Stafford is an incorporated city with its own sign ordinance — Chapter 70 of the City Code. Your sign is not governed by Fort Bend County rules; it is governed by the city, and the ordinance reaches into the extraterritorial jurisdiction as well.
Three things are worth knowing before you order a sign here:
1. Submittals are online only. Since May 2023, the City of Stafford Development Services Department no longer accepts permit submittals by email or in hard copy. Everything goes through the city’s online portal — the counter no longer takes paper. (It’s the same portal Fort Bend County uses for its own sign permits, which saves a step if your project touches both.)
2. The sign code overrides the building code where they conflict. Chapter 70 is written to control over conflicting provisions elsewhere in the city’s ordinances, and sign approvals run through Development Services. What’s allowed depends on your zoning district.
3. A warning worth knowing: the FBI has flagged a nationwide phishing scheme in which criminals impersonate city planning and permitting staff to collect fake permit fees by email. If you get a message asking you to wire a permit fee, don’t pay it — call the city directly using the number published on its own website. We handle submittals and fee payment through official channels, so this never becomes your problem.
We pull the permit, respond to plan review comments, and schedule the inspection. Permit and inspection fees are billed at cost.
One more authority that catches Fort Bend businesses out: if your property fronts a county toll road — the Westpark Tollway, the Fort Bend Parkway or the Grand Parkway south of Fry Road — the Fort Bend County Toll Road Authority requires its own sign permit, in addition to the city’s. Signs within 660 feet of the right-of-way are presumed visible from it. We check this as part of the jurisdiction review.
City requirements and fees change. We verify the current standards for your address with Stafford Development Services as part of every quote — at no cost to you.
Is Your Address Actually in Stafford?
This matters more here than most places. Stafford sits against Sugar Land, Missouri City and Houston, and the city limits weave in ways that surprise people. A Stafford mailing address does not always mean a Stafford jurisdiction, and the wrong assumption means the wrong application to the wrong office.
Before we design anything, we verify your parcel’s jurisdiction. If it turns out you’re in Houston city limits, the process is completely different — here’s how City of Houston sign permits work, and it includes an annual operating permit that catches a lot of owners off guard.

Frequently Asked Questions
Do I need a sign permit in Stafford, TX?
Yes. Stafford is an incorporated city with its own sign ordinance (Chapter 70), and the rules apply inside city limits and in the extraterritorial jurisdiction. Permits go through City of Stafford Development Services.
Can I submit my own sign permit application in Stafford?
You can, but submittals are accepted only through the city’s online portal — email and hard copies have not been accepted since May 2023. Most business owners have us handle it, since we also prepare the scaled drawings and engineering the city asks for.
How much does a business sign cost in Stafford?
Illuminated channel letter storefront signs typically run $3,000 to $8,000. Monument and pylon signs vary with size and height. Suite signs, directories and wayfinding are far less. City permit fees are separate and billed at cost. Quotes are free and itemized.
My building is in a business park — do I need the landlord’s approval too?
Almost always, yes. Business parks and multi-tenant properties enforce their own sign criteria, and those are separate from the city permit. Send us your criteria package with your address and we’ll design to satisfy both the first time.
Is my address in Stafford or in Houston?
A Stafford mailing address doesn’t settle it. The city limits interlock with Houston, Sugar Land and Missouri City. We verify the jurisdiction on your parcel before design, because the process and the cost are very different.
How fast can you get my sign made and installed?
Typical fabrication is 3–4 weeks after design approval, plus city permit review. We run the permit in parallel so the sign goes up as soon as it’s legal to install it.
