What goes on a commercial building
Most building signs fall into a handful of types. Which one you need usually comes down to three things: what your landlord’s sign criteria allows, what your city’s code permits, and how far away people need to read it from. We walk you through all three before anything gets built.
Building-Mounted Letters and Logos
Individual dimensional letters mounted directly to the facade or on a raceway. The most common choice for office buildings, medical and dental offices, law firms and corporate tenants. Available illuminated (front-lit, halo-lit or a combination) or non-illuminated in acrylic, aluminum or PVC.
Technically these are called channel letters or dimensional letters — you’ll see both terms in a landlord’s sign criteria.
Cabinet and Panel Signs
A single enclosed face, lit from behind, mounted on the building. Good for logos with complex shapes, and usually the most cost-effective way to get a large, bright, readable sign on a facade.
Suite and Tenant Entry Signs
For multi-tenant office buildings: consistent suite numbers, tenant names and entry signage that meets the property manager’s standards across every door in the building.
Directory and Wayfinding Signs
Lobby directories, floor directories and directional signage that get visitors from the parking lot to the right suite without asking anyone. ADA-compliant where required.
Monument and Pylon Signs
When the building sits back from the road, the sign at the entrance does the work. Single-tenant monuments, multi-tenant monuments with changeable tenant panels, and pylon signs.
Not sure which one your property needs? → Monument signs vs. pylon signs
Window and Door Graphics
Hours, logos, suite numbers and privacy film. Often the cheapest square foot of branding on the whole building.

We handle the permit. That’s not a small thing.
In the City of Houston, a sign permit can only be issued to a licensed sign contractor. Your business can’t pull its own — even if you wanted to. Illuminated signs also require a registered Master Sign Electrician.
We’re licensed, and permitting is done in-house. That means one company handles the drawings, the application, the city, the fabrication and the install — and one company is accountable when the inspector shows up.
Where we permit
- City of Houston — Sign Administration, Chapter 46 of the Building Code. On-premise signs require an annual operating permit, not a one-time fee.
- Unincorporated Harris County — a permit is required, through the Office of the County Engineer. No zoning does not mean no permit.
- Fort Bend County, City of Fulshear, City of Richmond, Missouri City, Sugar Land
- TxDOT review when the sign is visible from a state highway
What we check before you spend a dollar
- Your lease’s sign criteria — landlords are usually stricter than the city
- Height, area and illumination limits for your street classification
- Setbacks, easements and whether the sign lands on your parcel
- Electrical service and whether the existing circuit can carry the load
Roof signs are prohibited in the City of Houston. Ground signs top out at 42.5 feet. These are the kinds of details that turn into a rejected permit and a two-month delay if nobody checks them first.
How a building sign actually gets done
- Free consultation and quote. Tell us the address and send your lease sign criteria if you have it. If you don’t, we’ll pull what the city allows.
- On-site survey. We measure the facade, check the electrical, photograph the site and confirm what will actually fit and be readable from the road.
- Design and engineering. Scaled drawings with dimensions, materials, illumination specs and mounting details — the package the city and your landlord both need.
- Permit submittal. We file it, we follow it, we answer the plan reviewer.
- City approval. This is the step nobody controls — including us. See below.
- Fabrication. Built in-house, and started the day the city gives the green light.
- Installation. Our crew, our equipment, our insurance.
- Final inspection and warranty.
How long it takes — and what actually sets the clock
Production takes 2 to 4 weeks for a non-illuminated building sign, and 2 to 6 weeks for an illuminated one.
That clock starts when your city approves the permit — not when you sign the order.
This is the part most people don’t expect: the fabrication time is ours to control, and we do. The permit review time belongs to the city, and it is different in every jurisdiction. The City of Houston does not move at the same speed as Fort Bend County, and Fulshear does not move at the same speed as Richmond. The same sign, on the same kind of building, can be approved in two weeks in one city and take considerably longer in the next one over.
So we don’t quote you a single delivery date and hope. We tell you the production window, we tell you what we’re seeing in your specific jurisdiction right now, and we keep you posted while the permit is in review. The moment it’s approved, your sign goes into production — nothing waits.
If you have a hard deadline — a grand opening, a lease date, a rebrand announcement — tell us at the quote stage. We’ll work backwards from the city’s current review times and tell you honestly whether it’s achievable.

What a commercial building sign costs
Here are honest starting ranges so you can budget before you call. Read the note underneath — it matters more than the numbers.
| Type | Estimated range |
|---|---|
| Suite or door signage | from $250 |
| Non-illuminated dimensional letters | $1,000 – $4,000 |
| Illuminated building letters | $2,000 – $8,000 |
| Cabinet sign | from $2,500 |
| Multi-tenant monument | from $8,000 |
| Full building program (multiple signs) | Quoted per project |
These are estimates, not quotes — and here’s why
Two signs that read the same on paper can land at opposite ends of these ranges. What moves the number is:
- Size. A 20-foot letter set is not twice a 10-foot set — it changes the material, the structure and the equipment needed to hang it.
- Materials and finish. Acrylic, aluminum, PVC, painted, brushed, anodized. Each one prices differently and each one ages differently.
- How it mounts. Direct-mount, raceway, backer panel, wall type, height off the ground, and whether we need a lift or a crane to get it up there.
- Illumination. Front-lit, halo-lit or both; LED module count, power draw and whether your building’s existing electrical can carry it.
- The building itself. Brick, EIFS, metal panel and glass all install differently.
The real number comes out of the site survey, once we’ve measured the facade, checked the electrical and confirmed what your landlord’s criteria and your city’s code allow. That’s when we put a fixed price in writing.
Permit fees, electrical work and crane access are quoted separately, because they vary by city and by site. Nothing gets buried. More on what business signs cost.
Businesses we build for
If you manage a building rather than occupy one, we can put together a signage program that keeps every tenant consistent and every sign permitted.

Frequently asked questions
Can I pull my own sign permit?
Not in the City of Houston. Sign permits there are issued only to licensed sign contractors. In other jurisdictions it varies, but in practice the drawings and engineering a city wants are the kind a sign company produces. We handle it either way.
How long does a building sign take?
Production is 2 to 4 weeks for non-illuminated and 2 to 6 weeks for illuminated — but that clock starts when the city approves the permit, not when you place the order.
Permit review time is set by each jurisdiction and it varies a lot between them. The City of Houston, Harris County, Fort Bend, Fulshear and Richmond all work on their own timelines, and none of them are ours to speed up. What we can promise is that we file quickly, we follow the review, and your sign goes into production the day approval comes through.
If you have a fixed deadline, tell us up front and we’ll tell you honestly whether the city’s current timeline makes it possible.
Do I need my landlord’s approval?
Almost always. Commercial leases include sign criteria that set the size, materials, illumination and mounting method. Landlord criteria are often stricter than city code. Send us your lease and we’ll design to it.
Is the Houston sign permit a one-time fee?
No. On-premise signs in the City of Houston require an annual operating permit. It’s a small yearly fee, but it catches people by surprise.
Can you replace or reface an existing sign?
Yes, and it’s one of the most common things we do. Refacing an existing cabinet or monument is far cheaper than building new, and it usually needs less permitting.
Do you work with property managers on multiple buildings?
Yes. We put together signage programs that keep tenant signs consistent across a property and keep every one of them permitted.
What if my building sits far back from the street?
Then a building-mounted sign alone won’t do the job and you’re looking at a monument or pylon at the entrance. We measure the sight lines on the survey and tell you honestly what will be readable.
